Overview

The Commercial Loan Underwriter participates in the loan management process by providing credit and loan underwriting expertise. Analyzes prospective loan transactions and creditworthiness of borrowers. Ensures the credit quality standards of the Credit Union are maintained. Prepares credit memorandums and performs all due diligence and background evaluation thoroughly before credit requests and/or other approval documents are granted.

Responsibilities

  • Prepares, reviews and analyzes the creditworthiness of commercial real estate loan originations and existing loans by conducting cash flow analysis for all loans, including but not limited to property Debt-Service Coverage Ratio (DSCR), Business DSCR, Global DSCR, Net Worth calculations and all ratios pertinent to a sound lending decision.
  • Reviews title policies, loan documents, environmental reports, and other data.
  • Conducts Uniform Cash Flow Analysis (UCA) Businesses for owner-occupied commercial real estate financing.
  • Evaluates financial statements, historical trends, projections, management performance, industry, cash flow, capital structure and collateral analysis and validation of all appraisals and LTV’s.     
  • Conducts in-depth review of balance sheets, income statements and tax returns, business plans and projections presented by applicants to assess their ability to generate income sufficient to repay existing and proposed debt.
  • Prepares written summary of loan terms and conditions along with a written narrative explaining business background, outlining risk factors and justifying assigned risk rating, ensuring conformity with the Credit Union’s policy and procedures and with all applicable regulations.
  • Completes a risk assessment template for all loans and validates the appropriate risk rating.
  • Identifies risks and assists in structuring the loan to mitigate risks.
  • Conducts periodic site visitations on the commercial properties and be able to identify strength and weakness of the subject property and submarket.
  • Assists Manager of Business Lending Originations in the preparation of loan proposals for committee presentation, including review of financial statements and projections.
  • Reviews and recommends continued improvements to the underwriting and application process.
  • Aids in the training and development of staff.
  • Participates in management projects as needed and assists in achieving the credit union's goals and objectives.               
  • Assists in periodic review of funded commercial real estate loans when Business Credit Administration is at maximum capacity as needed.
  • Maintains open communication with existing business members.
  • Work within their team and have a direct impact on themselves and their direct processes.

Qualifications

Education

  • Min/Preferred:
  • Education Level: 4 Year / Bachelors Degree     
  • Description: Bachelor’s degree or equivalent from four-year college with an emphasis in finance or real estate.

Experience

  • Minimum Years of Experience: 3
  • Preferred Years of Experience: 5
  • Comments: Must have 3-5 years commercial real estate underwriting and/or credit analysis experience.

Knowledge, Skills & Ability

  • Must have direct experience with underwriting new loan originations, multi-family and commercial real estate.
  • Formal credit training from a national or regional bank preferred.
  • Comprehensive knowledge of physical characteristics, and complexities for all Commercial Real Estate properties including multifamily, retail, office, industrial and mixed use and specialty-use properties (owner-occupied).
  • Must have working knowledge of California and Western US real estate markets.
  • Must have intermediate to advanced knowledge MS Word and Excel. Experience with Realm Argus is a plus.
  • Successful completion of RESPA, FCRA, Reg B, and Reg Z classes within 90 days of employment (to be provided by LFCU).
  • Ability to maintain a valid CA driver’s license and vehicle insurance.
  • Use existing tools/processes to solve tasks/issues assigned to them.

Pay Range

USD $87,429.02 - USD $135,514.98 /Yr.
